For landowners

Know what your land is really worth before you talk to anyone

Most landowners hear about their land's potential from whoever wants to buy it. We give you the same evidence base first: what is recorded against the land, what the council's policy position is, and what the land could be worth if permission were granted.

What you get

An evidenced planning appraisal

A Planning Score with the reasoning behind every component: policy support, housing need, land supply, site status, constraints, infrastructure and precedent. The score is rule-derived from the evidence held — never an opinion generated on the spot.

Constraints as recorded in England's planning data

Green Belt, flood risk, heritage, ecology and landscape designations, each with source and retrieval date. Where a dataset cannot be reached we mark it unavailable rather than implying the land is clear.

The route to permission, not just the obstacles

Local Plan stage, open Call for Sites windows, five-year housing supply shortfalls and comparable decisions nearby — the practical openings that determine timing.

An indicative value you can test

Indicative capacity plus a residual land value from build costs, sales values, profit and benchmark land value, so any offer can be judged against a calculation you can see.

One free search, no account
Signed-out visitors get a single location search. Your first full appraisal is free after you create an account.
Promotion has no upfront cost
There is no upfront cost to the landowner: we carry the planning and promotion costs.
Nothing is invented
Every figure traces to a dataset, document or calculation you can inspect.

Common questions

What does the free check actually tell me?

Without an account it confirms the location and shows what we hold for that area — it does not include the constraint detail or the Planning Score. Create an account and your first full appraisal is free.

Will you approach the council or a developer without asking me?

No. Nothing about your land is published or shared. Land promotion only begins if you sign a separate agreement.

How does the success fee work?

Land promotion is offered on an agreed success fee, payable only after a successful disposal with planning permission.

Does the appraisal cover England only?

The constraint, Local Plan, Green Belt, Grey Belt, brownfield and housing supply evidence is England-only. The Land Wanted board and the station directory extend beyond England, and say so where they do.
