For farmers and estate owners
Does any part of the farm have development value?
Field corners, redundant buildings, roadside frontage and paddocks are often worth far more than their agricultural value — but only where planning policy supports a change. We check the recorded evidence for you before anyone spends money on consultants.
What you get
Every recorded constraint on the parcel
Green Belt, flood zones, heritage designations, protected habitats, ancient woodland and tree preservation zones, each shown with the dataset it came from and the date we retrieved it. England-wide coverage from official planning data.
The council's own policy position
Local Plan stage, five-year housing land supply, Housing Delivery Test result and whether a Call for Sites window is open — the things that decide whether a farm edge site has a realistic route to permission.
Farm building and diversification routes
Where a barn or agricultural building may fall within permitted development rights, or where a change of use is the more realistic path than new housing, the report says so rather than defaulting to homes.
A defensible figure to negotiate with
A residual land value calculation from build costs, sales values and profit, so you can judge an approach from a promoter or housebuilder instead of accepting the first number offered.
How we work
- Farmland is assessed as land, not housing
- Change of use, commercial, roadside and permitted development routes are all considered.
- No constraint is ever guessed
- Where a dataset is unavailable we say so — we never report clear ground we have not confirmed.
- Promotion carries no upfront cost
- There is no upfront cost to the landowner: we carry the planning and promotion costs.

Common questions
Do I need to sell the farm to find out what the land is worth?
No. The free search needs only a location. A paid appraisal gives you the recorded evidence and an indicative value without committing to anything or approaching a buyer.
My land is in the Green Belt — is that the end of it?
Not necessarily. The NPPF Grey Belt tests can allow release of previously developed or poorly performing Green Belt land. We run those tests against the recorded evidence and tell you plainly how strong or weak the case looks.
What does land promotion cost me?
Land promotion is offered on an agreed success fee, payable only after a successful disposal with planning permission.
Is this advice I can rely on?
It is evidence, not formal planning advice. Every constraint, policy position and score is traceable to a source and date so your agent or solicitor can check it.
