For planning consultants

The desk study, already sourced

The first two days of any instruction are spent assembling the same evidence: designations, plan status, housing supply, precedent. We hold it in one place with provenance attached, so your time goes on judgement rather than retrieval.

What you get

Constraints with full provenance

Each designation carries its dataset, publisher, retrieval date and a data-quality rating. Unavailable sources are labelled unavailable, so nothing in your report rests on an assumed clear result.

Policy and Local Plan extracts

Plan stage and adoption dates for English authorities, with searchable policy text and extracts you can quote, plus five-year supply and Housing Delivery Test positions.

Precedent that is weighted, not just listed

Appeal decisions, committee outcomes and comparable applications scored for comparability, keeping the officer recommendation and the committee decision clearly separate.

Client-ready outputs

A professional evidence report with red-line plan, sources schedule and data-quality statement, plus a residual valuation with sensitivity analysis and a full audit trail.

How we work

Auditable by design
Every score component states its rule and the evidence it used; an AI never decides an outcome.
England coverage
Constraint, plan, brownfield and supply data is England-only and labelled as such.
Your branding
Reports can carry your own practice branding for client issue.

Common questions

Can I rely on this in a submission?

Use it as a sourced evidence base, not as advice. Every entry names its dataset and date so you can verify and cite the original before it goes into a statement.

How is the score produced?

A fixed 100-point weighted model applied identically to every site. The methodology page publishes the weightings and bands.

Do you cover appeals and case law?

Yes — appeal decisions, Planning Court and Upper Tribunal material and committee minutes, with comparability weighting against the subject site.

Can several people in the practice use one account?

Yes. The Professional Plus and Enterprise plans cover teams; see the pricing page for what each includes.

Try it on a live instruction

Run a site study and compare it against your own desk study for the same site.
