Only stations that pass the publication quality gate (VERIFIED, or PARTIAL with enough held evidence) are ranked here; the catchment column reports how many of the four rings — 400m, 800m, 1,200m and 1,600m — have completed screening (250 of 250 stations screened across all rings).

Questions

How were these priority stations chosen?
The selection is editorial. Logical Planning prioritised England stations in high-value or high-growth commuting markets — the Oxford–Cambridge corridor, the London commuter belt, the Kent high-speed corridor, the West Midlands, the northern city regions, the Western Gateway and the East Midlands — because the NPPF (August 2026) well-connected station tests apply in England only and these are the markets where station-proximate land is most commercially relevant. The ranking itself is not editorial: every score comes from live screening of published planning data.
What does the opportunity score measure?
The Logical Planning Station Opportunity Score is an indicative 0–100 figure reported to one decimal place. It weights planning policy support (20%), transport accessibility (15%), housing pressure (15%), developable land in the catchment (20%), planning evidence (10%) and market and economic pressure (10%), then deducts up to 10 points for screened planning constraints such as Green Belt coverage, flood risk, heritage and ecological designations. Components with no published evidence are excluded from the calculation and reduce the data confidence percentage instead of being estimated. Sources are planning.data.gov.uk and the national station register. It is a screening indicator, not planning advice.
What does data confidence mean?
Data confidence reports how complete and current the evidence behind the score is: how much of the 100-point model has published data, how recently that data was verified, how much of the 400m/800m/1,200m/1,600m catchment screening has completed, and how many cited sources are held. A score with low confidence is a provisional screening signal, not a settled position.
Why do some stations show screening pending?
Screening runs live against planning.data.gov.uk in scheduled batches. Until a station has been screened, no score is shown for it — Logical Planning does not estimate or interpolate a score.
Does a high score mean land near the station will get permission?
No. Accessibility strengthens the policy case under policies L3, TR and GB7, but constraints, land ownership, routed pedestrian access and the local plan position all have to be tested site by site before any conclusion can be drawn.
